What We Build
Commercial construction in Fayetteville & the Sandhills.
Before You Commit to Land
Make the site prove the project.
The least expensive time to uncover a zoning, access, utility, drainage, or site-cost problem is before design is finished—and ideally before the property decision is final.
Early property review.
Covenant can help organize the right questions and coordinate early conversations with the professionals and public departments a site may require.
Every site and jurisdiction is different. Government authorities and licensed specialists make the final determinations within their respective scopes.
A Draft Development Roadmap
Eight stages from idea to turnover.
Not every project needs every approval, but this sequence gives owners a dependable framework for making decisions in the right order.
Vision, Use & Priorities.
Define the use, users, size, location, schedule, investment, and measures of success.
Property Search & Site Screen.
Screen candidate properties for zoning, access, utilities, constraints, and project fit.
Due Diligence & Feasibility.
Coordinate the surveys, engineering, soils, environmental, drainage, title, and utility checks the site requires.
Planning & Agency Coordination.
Meet early with reviewing authorities to clarify zoning, site-plan, fire, utility, stormwater, and permit requirements.
Concept Design & Early Budget.
Test a concept plan against the site, then establish an early cost and schedule model.
Approvals, Documents & Permits.
Advance design, answer agency review, confirm specifications, and obtain required approvals.
Final Scope, Price & Agreement.
Document responsibilities, allowances, schedule, payment structure, and the right pricing approach.
Construction, Closeout & Turnover.
Manage construction, inspections, communication, punch-list work, closeout, and turnover.
Working With Public Departments
Bring the right people in early.
A coordinated preconstruction effort reduces surprises and keeps the owner, design team, builder, and reviewing authorities working from the same facts.
Planning & Zoning.
Use, setbacks, parking, landscaping, signage, site-plan review, and entitlement pathways.
Building & Life Safety.
Building permits, inspections, accessibility, fire access, occupancy, and applicable code reviews.
Utilities & Site Systems.
Water, sewer, power, stormwater, erosion control, right-of-way, and other site-specific coordination.
Common Questions
What owners ask first.
When should the builder become involved?
As early as possible—ideally while the site and project requirements are still flexible. Early construction input helps connect design decisions to real cost, schedule, access, and procurement conditions.
Can Covenant help evaluate a property?
Yes. We can perform an early construction-focused review and help coordinate the qualified specialists needed for formal surveys, engineering, environmental work, title, financing, or legal questions.
Do you work with city and county planners?
We can coordinate pre-application and project meetings with the applicable planning, inspections, fire, utilities, and development departments as the project requires.
Is commercial work fixed-price or cost-plus?
Either may be appropriate. The right agreement depends on how fully the scope is defined, how much uncertainty remains, and how the owner wants risk, transparency, and flexibility handled.
