Our Build Process
A clear path from the first conversation to final handoff—with decisions, pricing, and expectations discussed before construction begins.
Built around clarity, communication, and craftsmanship.
Every home and homesite is different, so the exact sequence may adjust. This roadmap shows the major decisions and milestones you can expect when planning a residential project with Covenant Construction Group.
Discovery Conversation
We start with your goals, desired spaces, location, timeline, and the way you want the finished home to feel.
Site & Feasibility Review
We study the lot, access, utilities, drainage, permitting considerations, and any conditions that may affect design or cost.
Scope & Priorities
Together we separate must-haves from wish-list items and define the rooms, performance goals, and finish level.
Preliminary Budget
Early estimates help align the design with a realistic investment range before detailed plans move too far.
Choose the Pricing Path
We explain fixed-price and cost-plus structures, then document the method that fits the project’s level of definition and flexibility.
Design & Selections
Plans, specifications, allowances, materials, fixtures, and major finish decisions are coordinated into one clear scope.
Proposal & Written Contract
You review the detailed scope, price structure, allowances, exclusions, payment schedule, timeline, and change-order process before signing.
Preconstruction & Permits
We finalize scheduling, permitting, trade coordination, procurement, and the information needed to begin construction responsibly.
Build & Communicate
Construction moves through planned milestones with jobsite management, quality checks, budget updates, and direct communication.
Walkthrough & Closeout
We complete the final walkthrough, address agreed punch-list items, organize closeout information, and prepare the home for handoff.
Two common ways construction projects are priced.
The right structure depends on how completely the scope is defined, how much flexibility is needed, and how project risks will be managed. The written contract identifies the method, included costs, allowances, payment schedule, and change process.
Fixed Price
A predetermined contract amount based on a clearly defined scope, completed plans, specifications, and known assumptions.
- Best fit: Projects with detailed plans and selections.
- Client sees: A defined contract sum and payment schedule.
- Watch closely: Allowances, exclusions, unknown conditions, and written change orders.
Cost Plus
The client pays the documented cost of the work—such as labor, materials, equipment, and approved project expenses—plus an agreed builder fee.
- Best fit: Complex projects or scopes that may evolve.
- Client sees: Cost records and ongoing budget reporting.
- Watch closely: Fee definition, reimbursable costs, budget controls, and whether a maximum is established.
